Kevin Zwick, Chief Executive Officer
Kevin Zwick has served as Chief Executive Officer of Housing Trust since October 2008 and leads the overall direction, strategy, and impact of the organization. During Kevin’s tenure Housing Trust has invested over $171 million into affordable housing in the greater Bay Area and became the first nonprofit CDFI in the U.S. to receive an S&P rating (AA-). He has also helped lead key local and state affordable housing policy efforts, such as the passage of Measure A, which provided $950 Million for affordable and supportive housing in Santa Clara County, AB532, and adopting Housing Impact Fees in San Jose, Sunnyvale, Mountain View and Cupertino. Kevin helped found and now serves as Treasurer of SV@Home, the first membership-based affordable housing advocacy organization in Santa Clara County. He is currently a board member of Nonprofit Housing Association of Northern California (NPH), the Jewish Community Relations Council of Silicon Valley, and a member of the leadership council of Silicon Valley Council of Nonprofits. Kevin has served as member of Santa Clara County Supervisor Dave Cortese’s Affordable Housing and Homeless Task Force, San Jose’s General Plan Update Task Force, and is a Senior Fellow of American Leadership Forum Silicon Valley’s Class XXV. Kevin received a Master’s Degree in nonprofit administration (MNA) from the University of San Francisco, graduated from the University of California at Berkeley with a degree in Sociology, and completed Neighborworks Achieving Excellence program for Community Development leaders at Harvard University. Kevin enjoys watching, coaching, or reading about soccer, especially if it involves Arsenal or the San Jose Earthquakes.
Jim Mather Jim Mather, Chief Lending Officer
Jim Mather has served Housing Trust as Chief Lending Officer since 2013. In this position he oversees the development and administration of all multifamily (MFLP) and homebuyer (FTHB) programs – approving all FTHB loans and making the final recommendation on MFLP loans to the respective committees. Before joining Housing Trust, Jim held various senior roles in community development banking at Union Bank, Bank of America, and US Bank. At these institutions, he originated more than $1 billion in loans and investments for affordable housing, and oversaw the asset management of large national affordable housing portfolios. Jim also worked in local government for the County of Alameda Housing and Community Development Department and has been an advisor on affordable housing, smart growth and transit-oriented development to the California Department of Transportation, the Bay Area Council, and BART. He is also on the boards of Merritt Community Capital, Community Housing Works, and the San Jose Environmental Innovation Center. Jim has an MA in Architecture and Urban Planning from the UCLA and a BA from Yale University. He enjoys walking and hiking in places without connectivity.
Julie Mahowald, Chief Financial Officer
Julie Mahowald joined the Housing Trust as Chief Financial Officer in January 2016.  She oversees the budget, financial projections, information technology, accounting, and manages reporting to ensure all fiscal matters are conducted in compliance with U.S. GAAP regulations. She brings over 30 years of corporate finance, treasury management and accounting experience in high growth tech firms such as Oracle, Maxtor, Celestica, and various Silicon Valley start-ups. Julie’s roles included raising capital from banks and venture firms and an initial public offering. Julie also has extensive non-profit management experience through her volunteer board positions. She currently serves as Co-chair of the Los Altos Community Foundation and was a long-time board member of East Palo Alto Kids Foundation. Julie earned her BA in Economics from Tulane University and an MBA in Finance and MA in International Studies from the Wharton School, University of Pennsylvania where she was a Fellow with the Lauder Institute of Management and International Studies. An active volunteer, she is fluent in French, is currently learning Mandarin, and enjoys tennis.
 Craig Mizushima, Chief Impact Officer
Craig Mizushima joined Housing Trust as Chief Impact Officer in April 2018.  In this role he leads Housing Trust’s new program development and oversees the Asset Management department as well as its impact reporting.  Craig has over 30 years experience in community and economic development, affordable housing and commercial real estate. For the last four years Craig served nonprofits as both a consultant and as Senior Vice President for IFF, a large Midwest CDFI where he oversaw loan volume growth to over $100 million annually and the deployment of over $130 million in New Markets Tax Credits awards supporting community development.  Craig had previously spent over 20 years in banking management roles  at U.S. Bank, BMO/Harris Bank, and the Northern Trust, and has also led development programs for the City of Chicago and the Chicago Housing Authority.  He holds a Master’s Degree in Urban Planning & Policy from the University of Illinois Chicago and a Bachelor’s Degree from Northeastern Illinois University.  A native of Chicago, Craig enjoys volunteering with nonprofit organizations, travel, golf, and spending time with his wife Nina and their daughter Kristin.
Julie Quinn Julie Quinn, Director of Resource Development
Julie Quinn has worked at Housing Trust since 2010 and has served as Director of Resource Development since July 2016. In this position, she is responsible for raising capital for lending, fundraising for operating and program support, as well as events and marketing. Prior to this role she worked as Multifamily Senior Loan Officer where she was responsible for implementation of the Housing Trust’s multifamily lending activities including program development, origination and underwriting of over $30 million in loans. Prior to that she was the Homebuyer Program Manager, during which time Housing Trust assisted 214 first-time homebuyers with over $7 million in loans. Julie has 15 years of experience in community lending, affordable housing development and program and portfolio administration. She is also on the City of San Jose Housing and Community Development Commission. Julie holds a Master’s Degree in urban planning from the University of Southern California, and a Bachelor’s Degree from the University of California, San Diego. She enjoys hiking and spending time doing crafts with her kids.
Vianey Nava, Accessory Dwelling Unit Program Manager
Vianey Nava joined Housing Trust as a Program Manager in January 2018 and is developing the Small Homes, Big Impact Accessory Dwelling Units (ADUs) Program for homeowners wishing to build an ADU. Vianey has over 12 years of experience as a Project Manager developing multifamily residential development – the last seven of which spent in affordable housing producing hundreds of new homes for low-income families. Prior to this role, she spent three years as a Community Liaison with the City of San Jose’s Strong Neighborhood Initiative working with community leaders to implement neighborhood improvement plans. Vianey earned her Master’s degree in Urban and Regional Planning from San Jose State University and her undergraduate degree from the University of California, Santa Barbara, double majoring in Law & Society and Latin American & Iberian Studies. She enjoys helping others as the Vice President of her neighborhood association and as a member of Dining for Women raising money for girls and women in developing countries to fight gender inequality.
pam-sized-for-web Pam Berkowitz, Senior Loan Officer, Multifamily
Pam Berkowitz joined the Housing Trust as Senior Loan Officer in June 2016. In this role, Pam works with the Chief Lending Officer to underwrite predevelopment, acquisition, bridge loan financings and expand the Housing Trust’s footprint in the Greater Bay Area. Pam began her career in New York as a housing analyst where she helped develop Standard & Poor’s (S&P) multifamily affordable housing criteria, and then became the first housing analyst in S&P’s San Francisco office to act as a primary analyst or chairperson for multiple single and multifamily transactions. Pam was also instrumental in expanding S&P’s role in providing ratings for social housing providers and community development financial institutions. She is also a currently a parent volunteer for schools and sports teams as well as a board member of Congregation Beth Emek.  She earned her BA in Sociology and Economics from the State University of NY at Binghamton and her MBA in Finance from Baruch College. Pam enjoys yoga, long walks and spending time with her family.
Steven Yang, Loan Officer
Steven Yang joined Housing Trust as Loan Officer in December 2017.  In this role, Steven works with the Multifamily Lending Program team to originate and manage loans to housing developers and cultivate financing partnerships.  Steven has over 10 years of experience in commercial real estate lending, having led the underwriting and administration of a loan portfolio in excess of $300 million and served as a key contributor in the implementation of an affordable housing program at a for-profit bank. He has also served as Development Chair on a local nonprofit board. He earned his BA in Political Science and Asian Studies with an emphasis in Developmental Economics from the University of California at Berkeley. He enjoys maintaining an active lifestyle and has successfully summited Mount Kilimanjaro in Tanzania, Africa.
Martha Lopez Martha Lopez, Senior Loan Administrator – Multifamily Lending
Martha Lopez has served Housing Trust as Senior Loan Administrator for the MultiFamily Lending Department since February 2013. She has over 25 years of experience in real estate loan administration. After working for several major for-profit real estate lenders in subdivision construction, commercial real estate and SBA lending departments, she took a loan administration position with a nonprofit CDFI in 2008, where she worked for five years until the loan program was assigned to Housing Trust. Martha joined Housing Trust as a loan administrator and assisted with the setup of the new Multifamily lending department. She completed Real Estate coursework at San Jose City College and enjoys short mountain hikes, gardening and reading.
Rosa 2016 Rosa Ly, Asset Manager 
Rosa Ly joins the Housing Trust as an Asset Manager, bringing years of experience in multi-family portfolio management of over $600M in assets. Her experiences include property management oversight, as well as reviewing cash waterfall projections, interpreting audit financials, and performing net cash flow analysis. She also oversees the Finally Home and Housing Affordability Fund programs. Rosa holds a BS in Business Administration with an emphasis in Management Information Systems from San Jose State University. She is fond of kayaking, spelunking and leisurely walks with her dog.

Jimmy Lin has served Housing Trust as Compliance Specialist since 2016. In this role he assists with Asset Management by ensuring Housing Trust funds are being used by the people who need it most. Before coming to Housing Trust, Jimmy worked in software development and testing, and was the Director of Campus Presence at the University of California, Santa Cruz, for the University Economics Association, where he mentored UEA members to develop their professionalism. He has also engaged in volunteer work with Santa Cruz Community Ventures’ tax assistance program. Jimmy holds a BA in Business Management Economics and a BS in Technology Information Management from the University of California, Santa Cruz. He enjoys reading and finding 10 minutes a day for meditation.
Vivian Vo Vivian Vo, Accounting Manager
Vivian Vo joined Housing Trust in 2012 and presently serves as Accounting Manager. In this role she assists the Chief Financial Officer in maintaining the organization’s complex accounting and finance records. Her efforts have contributed to a string of clean audits. Prior to Housing Trust, Vivian worked as an accountant at a public accounting firm for six years and worked at The Health Trust for five years, providing back office accounting services to other nonprofits throughout Silicon Valley. Vivian holds a Bachelor’s degree in accounting from San Jose State University. She enjoys spending time with family and friends, traveling, and watching her kids play sports.

Calvin Zhang joined Housing Trust as a staff accountant in 2016. In this role he assists the accounting manager with daily operations. Prior to joining Housing Trust Calvin worked for a couple of nonprofit organizations in accounting departments since 2011. He has helped with AP, reconciliation, budget VS Actual and Business property statement filing. Calvin holds a Master’s Degree in accounting from DeVry University, and a Bachelor’s Degree from the Cal State East Bay University. He enjoys photography and snowboarding.
Adria Quinones-Masur Adria Quinones-Masur, Director, Homebuyer Programs
Adria Quinones-Masur has managed the Homeownership Program Department at Housing Trust since July 2013. In this role she is responsible for the underwriting, marketing, and educational outreach of homebuyer assistance loan and grant programs. In addition to the loan programs, the department administers and manages the Below Market Purchase Program for the City of Santa Clara. Adria has also assisted in the development of rehabilitation grant programs for the city of Morgan Hill and for Wells Fargo. Adria partners with non-profits, businesses, real estate industry professionals and faith based organizations to get the message out about affordable housing programs in Silicon Valley. She is a graduate of San Jose State University and holds a Bachelor’s Degree in Business Administration. She is the resident Housing Trust baker often tempting her colleagues to abandon their diets.
Hong 2015 Hong Anh Ngo, Home Ownership Programs Specialist
Hong Anh Ngo joined Housing Trust as a Junior Loan Underwriter in July 2014. In her present role she assists the Homeownership programs manager in underwriting and marketing down payment assistance loan programs.  She has worked in the legal and real estate industries since 2009 and has served as a paralegal, mainly handling personal injury, loan modification, debt negotiation, and bankruptcy cases. She also worked as a real estate coordinator and a loan underwriter. Hong went to San Jose State University and graduated in 2007 with a BS degree in Management. She is an undeniable foodie who enjoys sightseeing, traveling and hiking.
Nancie Kalivoda, Junior Loan Underwriter
Nancie Kalivoda joined Housing Trust in July 2018. In her role she works with the Home Ownership team to conduct underwriting duties. Her long experiencing in underwriting comes from her previous roles  working at several mortgage companies, banks and credit unions including Bank of America and First Franklin Financial. A San Jose native, Nancie enjoys spending time with her grandchildren, walking her dog, and participating with her husband in Santa Clara Corvette Club activities.
Jeanette Ruiz-Granada Jeanette Ruiz, Compliance Specialist
Jeanette Ruiz has been with the Housing Trust since 2008. In her current position, Jeanette draws on her 15 years of experience in the housing industry to support the Asset Management Department with portfolio management. She is also the administrator for the Finally Home Grant and the Housing Affordability Fund. Prior to joining the Housing Trust, Jeanette worked as an Escrow Assistant at LandAmerica Commonwealth Title. She enjoys dancing, camping, traveling with her family and the beach.
Alison Frost, Development Specialist
Alison Frost joined Housing Trust in 2013 as Development Assistant and currently serves as Development Specialist. In this role, she supports the Development Manager with donor stewardship efforts, event planning, and grant writing. Alison has a passion for art and design, and enjoys being able to serve the Housing Trust creatively by designing their print and marketing materials.  She holds a BA from the University of California, Santa Cruz and enjoys ceramics, writing calligraphy, and sewing.
Michael Norris, Communications Manager
Michael Norris joined Housing Trust as Communications Manager in October 2017. Prior to this role, Michael worked as a freelance writer for private and public sector clients in the U.S. and abroad including Samsung, Big Mountain Data and the American Association of Publishers. Since moving to the Bay Area in 2015 he has also volunteered in social media management and outreach roles for Good Karma Bikes and Cranksgiving San Jose – an annual bike-based food drive to benefit Second Harvest Food Bank. Michael worked in communication and research roles across several industries including book publishing, sustainable transportation and consumer tech. He is also a member of the City of San Jose’s Bicycle & Pedestrian Advisory Board. Michael received his BA in Sociology and Mass Communications from Franklin Pierce University. He enjoys bicycling, traveling abroad, and welding.
Daisy Martinez, Treasury Financial Analyst
Daisy Martinez joined the Housing Trust in October 2017 as a Treasury Financial Analyst, assisting the Chief Financial Officer with the organization’s financial planning and analysis and cash management. She joins us after spending some time in the East Coast gaining skills and experience as a financial analyst at an investment bank. Daisy holds a BS in Business Administration with an emphasis in Finance and Strategy from the University of California, Berkeley. Aside from her day-to-day responsibilities, Daisy enjoys outdoor activities, dancing, and traveling to new countries – especially for the food.
Kit Bay, Office Manager
Kit Bay joined Housing Trust Silicon Valley as Office Manager in April 2017. Kit has supported growing teams and team culture across industries including software and bio-technology. At the Housing Trust, Kit wears many hats to provide support so that our team can remain focused on the programs that serve our clients. Kit graduated from the University of Illinois with a B.S. degree in Education. She enjoys volunteering, live music, and time for a good book.
