After this training, you can become a Participating Lender with Housing Trust Silicon Valley. Join Housing Trust’s Homebuyer team for an informative overview of available homeownership programs, program guidelines, and the application/loan process.

Great news! Exciting Program Updates effective March 3, 2023!   

• Down Payment Assistance – Maximum 30% of the purchase price up to $250,000  
• NO Maximum Purchase Price  
• Minimum Front-End Debt-to-Income (DTI) Ratio decreases to 25% 
• Minimum Loan-to-Value (LTV) for the Senior Mortgage Loan lowers to 60% 
• Expanded list of designated housing counseling agencies offering an 8-hour HUD certified homebuyer education course. 

Funded by the 2016 Measure A Affordable Housing Bond, the County of Santa Clara’s Empower program provides down payment assistance loans to first-time homebuyers with up to 30% of the purchase price on a market rate home in the County. This program is available for households who have low to moderate incomes, including employees at nonprofit organizations, teachers, healthcare professionals, County employees, and others.
